Not less than 75% of the REIT's assets must be in real estate, or real estate mortgages, quarterly. Rental income or mortgage interest must generate not less than 75% of the REIT's gross income.

Why are REITs down so much?

Interest rates have never been lower. Few reasons are behind the recent decline in mortgage REIT prices. One is recession fears are making the value of the mortgage-backed securities (MBS) owned by these REITs decline in value, especially for those that own mortgages Fannie Mae or Freddie Mac didn't guarantee.
